SYNTAX manages the architectural design process, coordinates the team of expert consultants, and produces the required architectural documentation for application submittal. We work closely with your land use professionals and environmental consultants to formulate a design that integrates the intent of planning codes and public policy with your vision of the project. We work collaboratively to produce a design that is compelling and that can be approved. We coordinate the services of the land use consultant team, civil and geotechnical engineers, land surveyor, landscape designer, and traffic engineers with the architectural design process relative to the project application process. We provide the architectural design documentation required to support your land use consultant team and your civil engineer in preparing the Site Plan Review Application (SPRA) and Master Land Use Application (MLUA). We also provide support for the Site Plan Review (SPR), Development Agreement and Environmental Impact Report (EIR) as required for project approval.
During the Public Outreach Process, we present your project in meetings with various stakeholder groups: In coordination with the design process and with the required approval process, we make presentations to the Planning Commission, City Council, Planning and Land Use Management (PLUM) committee, to solicit input from City Officials and from politicians who have jurisdiction over the property. We also present the project to community leaders who have influence over the outcome of the project, and we prepare responses to comments in support of the Client and land use consultant team. BACK
